Top Ten things you can do to help your home sell Fast!

I am asked a lot what things a Seller can do to help sell their home fast.  I like to pretend your home is going to a job interview and there are going to be a lot of Top candidates there competing for this Job! In order to get the job we need to look the best we possibly can.  Below are Ten Tips I think will help any home owner sell faster.

1.    Focus/depersonalize/accessorize- Remove the clutter!  You want your house in the best shape to sell it fast, so make it look organized and clean. We all know you have laundry and kids and they have toys but a Buyer wants to see your home in the best possible condition.  Remove the personal pictures in your home and clean out your closets to make them appear larger. If you need to, start packing away your seasonal clothes.  You may even consider storing those boxes of year books and children’s clothing in an off-site storage facility or relative’s basement. Once you have removed all the clutter you may think your house looks empty. A few well placed accessories (Odd numbers are preferable) will do wonders. When decorating, imagine a triangle and place objects at each point.
2.      Create curb appeal- The outside of your home is the first thing a potential buyer will see, so make sure it’s in tip top shape. Mow the lawn, hose down the walk ways, remove any cobwebs, clean the front door, also wash the windows.
3.      Fix it up and Clean it up- Make any repairs you have been putting off, as well as recaulking the shower areas and replacing any burnt out light bulbs (make sure darker areas in your home show well by selecting a bulb with the appropriate wattage) don’t forget to fill in any nail holes, wipe down the window sills, clean the oven (yes, they will look), bleach sinks and bathtubs, dust the blinds, clean the windows and last, but one never to forget…always make the beds before you leave.
4.     Freshen up- Let some air in. Open the windows for at least 10 minutes to eliminate any stuffiness. Cut up a lemon and run it through the garbage disposal to freshen up the kitchen, and add bleach to all the toilets. Invest in a plug in air freshener.
5.      Let there be light! Open the drapes and blinds and let the sun shine in. If you have a particularly dark room, purchase a floor lamp that will bounce light off the ceiling.  Good photo’s can get the Buyer to the home but only the best conditions can help you sell.  Turn on all the lights before you leave.
6.      Bring the outside in- Grab your garden sheers and go to town. Clip fresh cut flowers, twigs, fern stems, dried leaves, hand picked fruit, you name it. You will be amazed at how fresh and clean your house looks (and smells) by utilizing what you have in your own backyard.
7.      Play music- Playing soft music can help create a soothing environment and camouflage neighbor and traffic noise.
8.      Create areas- A common misconception is that a room looks bigger if all the furniture is pushed up against the walls. To create a more inviting space, float the furniture away from the walls and create a cozy conversation area.
9.      Be Switzerland- Keep it neutral. Painting a room a fresh neutral color will help tone down any dated features in the space. Bold walls have a way of reducing offers and price, so it’s best to go with neutrals. If you have any rooms with questionable colors, invest in a gallon of Neutral paint and get painting!
10.    Color me beautiful - Purchase some new throw pillows for couches and beds to freshen up the area. Get creative with art work: frame Campbell soup labels for kitchen art work, frame pretty wallpaper for art work in the living room, put some toothbrushes in a shadowbox for fun bathroom artwork.

I just saw this great news post about Colorado!

Net in-migration to Colorado from other states growing – Among 25 to 44-year-olds, Colorado is the most popular state for those relocating, with many citing outdoor activities like skiing, tons of great trails for Biking and Running and a Huge Number of Skateparks. Colorado ranked 5th among states for domestic net migration, in total numbers, after Texas, Florida, North Carolina and Washington. That’s an improvement from the state’s 10th-place ranking from 2001 to 2009. To HOA or not to HOA.

Many of my customers as me about HOA’s. Does this home have an HOA. I rarely here of anyone who does not at least have one negative experience with an HOA they lived in. What is the true job of the HOA. An HOA is a Home Owners Association and the basic duty of the HOA is to make rules for the Home Owners and enforce those rules. It is really hard to enforce to rule without some negative consequence to threaten. I think most HOA’s are a group of good people who made a choice to serve in a not paying difficult job to make the area they live in better. I hear all the time about the HOA Jerk who just uses the rules to nag or to fee people. The one piece of advice I could give to a future home owner looking to buy a home in an HOA is this. Please read the HOA documents and answer this easy Question. Can you do these things 100% perfect. If the guy who is really worried about the recycling bins always fines you for leaving your out, maybe you should bring it in on Tuesday night. I do live in an HOA and I really like the quality of the Area. We are lucky to not have a very MEGA strict HOA board but they do follow the rules and keep the area nice. We have a nice pool in the neighborhood and the streets look good and the Property Value has remained high even in the tough economy. If you have Real Estate needs that keep you out of the HOA mainstream like you have to park your RV on the street they may not be for you but ask your Broker for good info when you are looking at homes with HOA and weigh the pros and cons.


Video or Not?

If your in the Market for a home you will want to have your agent send you Videos.  I recently was working with a buyer and he was out of state.  He made his choice from a number of short videos I emailed him.  If your a Realtor how can you use video?

1) Just get going.  You do not have to have millions of dollars of equipment to send a video that looks good.  Most phones can now film high quality video.

2) Improve what you do.  You might not be great at first but like anything practice.  Also get a few lights and maybe a len or two and add to your ability to produce good stuff.  (great lens for phones can be found at www.photojojo.com)

3) App it up.  There are also a number of great Apps that can help your pictures improve.  Try camera+ if your on Iphone.

It is a Great time for Northern Colorado Sellers.

With the current Real Estate news nationally you would think now might be a bad time to have your home on the Market.   However, recent information actually is showing that now might be a great time.  There are a few strong reasons for this.  First the inventory is low so you have less homes to be competing with.

(see Residential listings continue to fall, home prices up - Median sales prices increased for detached units in Fort Collins, from $225,000 to $234,845 year-over-year in October.  In Loveland-Berthoud, median sales price for detached listings increased year-over-year for the third month in a row, from $211,000 in October 2010 to $215,000.  Median sales price for detached listings in Greeley-Evans increased year-over-year for the second month in a row, from $124,900 in October 2010 to $135,000 last month.  Read article:

Secondly with Interest Rates at such an amazingly low price you can find a lot of Buyers out looking and you can upgrade into your next home at a great cost per month.  A home purchased today cost on average $160 less a month then they did a year ago at this same time.  If you are not looking to Move up you might consider investing.
